Booking conditions

Payment: When the booking is confirmed, the full amount is charged by card: accommodation (with the €35 final cleaning included in the rate), parking if booked and the tourist tax. Nothing is left to pay on arrival.

A booking made through this website is an electronic contract with full legal validity under Spanish law (Law 34/2002 on Information Society Services, and the Civil Code).

Booking and confirmation

• The system calculates availability and price and lets you book online immediately.
• After checking the booking, the provider confirms it by email, always subject to confirmed availability.
• Payment is taken at the time of booking: when the booking is confirmed, the full amount is charged to the credit card. Payment is made over an encrypted (SSL) connection through the booking-engine gateway.
• The guest must be of legal age and provide accurate details. The provider accepts no liability if the booking cannot be fulfilled due to false, inaccurate or incomplete data.

Price

Prices are shown per accommodation and night in euros (VAT included) and are those in force at the time of booking. The booking is calculated as follows:

• Accommodation: based on your dates and number of guests (calculated by the booking engine). The compulsory final cleaning (€35, once per booking) is included in the accommodation rate.
• Parking (optional): €8 per night × number of nights, only if booked.
• Tourist tax: €1.00 per person and night (Law 5/2012 of 20 March).
• Card total on confirmation = accommodation (final cleaning included) + parking (if booked) + tourist tax.

Example (2 guests, 5 nights, with parking): accommodation + 5 × €8 parking + 2 × 5 × €1.00 (€10.00) tourist tax = total charged to the card on confirmation. Nothing is left to pay on arrival.

Payment

The full amount — accommodation (with the €35 final cleaning included in the rate), parking if booked and the tourist tax — is charged to the credit/debit card when the booking is confirmed, through the secure payment gateway of the booking engine and in euros. Nothing is left to pay on arrival.

Check-in and check-out

• Check-in: key collection from 13:00. Reception is staffed until 14:00. Before 13:00 the accommodation is not available. For arrivals after 14:00, key-collection instructions are sent.
• On arrival: presentation of the booking sheet or reference number and identification of all occupants as required by law. The booking is already paid in full; there is nothing outstanding.
• Check-out: between 08:00 and 10:00. Agency staff check the condition of the apartment and collect the keys.

What the price includes

• Accommodation handed over clean, with crockery and appliances (microwave, washing machine, fridge).
• Bathroom: hand and body soap, hairdryer.
• Bath towels and bed linen per person included; a second set for stays of more than four nights.
• Electricity and water included. Wi-Fi, air conditioning and heating. Access to the pool.

Extra services

• Compulsory final cleaning (€35): included in the accommodation rate; charged by card when the booking is confirmed.
• Parking (optional): €8 per night, subject to availability; request it when booking, stating the make and model of the vehicle so access can be confirmed. If booked, its cost is included in the total and charged by card when the booking is confirmed. Calculation: number of nights × €8. Example: 6–11 September (5 nights) = €40.
• Pets: welcome — must be declared when booking.
• Adapted accommodation: must be requested when booking.

Tourist tax

The Catalan Government tourist tax is calculated separately and included in the card payment when the booking is confirmed. Amount: €1.00 per person and night (Law 5/2012 of 20 March). Calculation: number of guests × number of nights × €1.00. Example: 2 guests × 5 nights = €10.00.

Deposit

No deposit is required. On departure the accommodation is inspected; in the event of damage, the provider may charge the corresponding amount to the card provided, after prior notice and justification.

Cancellations and right of withdrawal

• Cancellation 14 or more days before the expected arrival date: 100% refund.
• Cancellation less than 14 days before or no-show: 100% non-refundable.
• All cancellations must be notified to the provider quoting the booking number.
• The 14-day right of withdrawal does not apply (art. 103.l of Royal Legislative Decree 1/2007: accommodation contracts with a specific date or period of performance).

Complaints, force majeure and use of the accommodation

• Any complaint will be dealt with as soon as possible at BEMIRMA S.L., phone +34 609 37 86 46, email [email protected]. Official complaint forms are available to guests.
• Faults or incidents during the stay must be reported immediately so they can be resolved.
• In the event of force majeure (water damage, fire, etc.), the accommodation will be replaced with a similar one; if none is available, the full amount will be refunded.
• The guest undertakes to respect the rules of the owners' association and quiet hours, and may not assign or transfer the rights and obligations of the booking.

Occupancy, house rules and conduct

• The number of occupants may not exceed the published maximum capacity of each accommodation. The accommodation is for residential-tourist use only; parties and events are not allowed.
• Cots and extra beds are provided on request and subject to availability; they must be requested when booking.
• The lead guest is responsible for any damage caused to the accommodation or common areas by them or their party.
• Smoking is not allowed inside the accommodation.

Language, confirmation and filing of the booking

Under Article 28 LSSICE, the provider will acknowledge receipt of the booking without undue delay and by electronic means. The electronic booking document and these conditions are kept on file by the provider and are available to the user on request at the contact address.

Applicable law, jurisdiction and dispute resolution

These conditions are governed by Spanish law. Consumer guests may use the European Commission's online dispute resolution platform (https://ec.europa.eu/consumers/odr) or the applicable alternative consumer dispute schemes; failing that, the competent courts under consumer protection law shall have jurisdiction. Official complaint forms are available to guests.
